Schematic Design.
With a preferred concept selected, we refine the strategy. This stage includes preliminary layouts, realistic renderings, and an initial look at finishes. The design begins to take shape in tangible form.

Design Development.
The vision transforms into a fully detailed plan. Materials, finishes, and equipment are finalized, and all specifications are coordinated. This is the last phase in which extensive client input is required before moving into technical documentation.

Bidding & Contractor Selection.
We assist with selecting qualified contractors and subcontractors that best fit the project’s needs and budget. Our team helps prepare pricing packages and evaluates proposals to ensure the right partners are chosen.

Construction Documentation.
Following design approval, we produce detailed technical drawings and specifications that guide the construction process, ensuring accuracy and compliance with all project requirements.

Permitting.
All construction documents are submitted for approval to the relevant municipality. We coordinate responses to city or township feedback, make necessary adjustments, and navigate the permitting process until final approval is granted.

Construction Administration.
During the build, we remain actively engaged, reviewing submittals, addressing Requests for Information (RFIs), and resolving issues as they arise. We act as the client’s advocate, ensuring that the design intent is upheld, and quality standards are met.
